How the AI phone works
- A guest calls your number. A friendly AI voice answers, day or night.
- It answers from your place's details: directions, check-in times, what's nearby and anything you add.
- It takes a booking request or a message, or passes the call to your phone when you want.
- You get a short summary of every call in your inbox, with the whole conversation.
- Guests who said yes to texts get your messages, and their replies come to your inbox.
- Keep your number: forward your current line to it, or get a new local number.
- 75 answered calls and 100 texts a month are included. Extra is 50¢ a call and 3¢ a text from your balance.

How does Start free work?
Add your place, no card. You start on the free plan: one video and one social post every month, and your monthly newsletter is coming soon. Upgrade to $99 any time to turn on your own guest emails, texts and everything else. Nothing you made is ever deleted.
What does it cost?
Free is $0. It has no guest emails, texts or automatic emails; those need the $99 plan. Your first property is $99/month (regularly $129/month). Each extra property on the same owner account is $39/month. The first property includes 20 AI video credits each month and up to 5,000 guest emails; each extra property includes 10 credits. Credits pay for talking-host videos, B-roll and looks. Month to month, with no booking commission. Need more? Credit packs are 10 for $20, 20 for $38, or 50 for $90 and never expire. The AI phone and texting add-on is $49/month and gives you your own local number; what it includes, and what extra usage costs, is in the fine print under the prices. If you would rather we run it, Done for you starts at $449/month.
Is Heads to Beds a booking engine or property-management system?
No. Keep the booking system you already use. Heads to Beds sits beside it to bring past guests back and send them to your direct-booking page.
Does it log in to Airbnb, Vrbo, Facebook, or Instagram?
Not during the pilot. Airbnb and Vrbo calendar links can keep unavailable dates out of an offer, but they do not provide guest identities. Posting straight to Facebook and Instagram is coming soon. Until then, share with one tap from your phone.
Do guests have to trade an email address for Wi-Fi?
No. Guests join through a return-guest offer, a welcome-book QR code, or a front-desk sign. You can also import guests who already said yes to hearing from you.
What do I need to start?
Your place's name and a booking link or phone number. Photos and a guest spreadsheet help, and both can come later.
Who owns my guest list?
You do. We send on your behalf and never sell or share it.
